Acreage, septic, and houses that grew

Tanque Verde is the part of the metro that still feels like the valley it was. Large lots, horse properties, washes running through parcels, and houses that were often built modestly in the 1960s or 70s and then extended two or three times by different hands across the decades.

That history is the defining feature of remodeling here. A Tanque Verde ranch house frequently has three different roof structures, two eras of electrical, a slab that was poured in stages, and an addition from 1986 that nobody permitted. None of that is a reason not to proceed — it is a reason to survey properly before quoting, which is what we do.

The second defining feature is infrastructure. Much of Tanque Verde is on septic, and some properties are on private wells. Any project adding bathrooms, bedrooms or a casita has to reckon with septic capacity, and that is a feasibility question best answered before design rather than during permitting.

The third is water — the moving kind. Washes cross a lot of these parcels, and building near one carries setback requirements and real monsoon consequences. Where the water goes in a storm is a design input here, not an afterthought.

Permitting in Tanque Verde

Tanque Verde is unincorporated Pima County, despite Tucson mailing addresses. Permits come from Pima County Development Services, not City of Tucson PDSD.

Septic capacity governs a great deal here. Adding bedrooms, bathrooms or a casita requires the existing system to be evaluated for additional load, and depending on its age, size and soil percolation it may need expansion or replacement. This is a feasibility item, not a late discovery.

Wash and floodplain setbacks apply to many Tanque Verde parcels. Building near a wash is regulated and, more practically, a monsoon-season reality. Pima County regulates floodplain development, and it affects where an addition or casita can sit.

Large-lot properties frequently have no HOA at all, which is a genuine advantage — for many Tanque Verde projects the county permit is the only approval needed, with no architectural review committee in the schedule.

Remodeling in Tanque Verde

Houses that grew in stages

Multiple additions across decades, often by different builders and not always permitted. Roof planes that meet awkwardly, slabs poured in stages at slightly different levels, and two or three eras of electrical in one house. All workable — but it means a proper survey, not a walkthrough, before anyone quotes a number.

Septic and wells

Much of Tanque Verde is on septic and some properties on private wells. Any addition of fixture load requires septic evaluation, and well properties raise questions about pressure, storage and water treatment that affect fixture selection. We establish all of it at feasibility.

Horse properties and outbuildings

Barns, tack rooms, arenas, workshops and guest quarters. Outbuilding work needs the same care as the house — footings sized for the soil, structures engineered for monsoon uplift, and permitting through the county. Converting a barn or workshop into habitable space is a real option and a genuine project, not a weekend.

Washes and monsoon water

Washes cross many Tanque Verde parcels and carry real volume when a cell parks over the Rincons. Setbacks apply, drainage design matters, and any new hardscape changes where water goes. It is one of the few places in the metro where we routinely design site drainage before we design anything else.

Tanque Verde Questions

Tanque Verde remodeling FAQ

Who issues permits in Tanque Verde?

Pima County Development Services. Tanque Verde is unincorporated Pima County, not part of the City of Tucson, even though addresses use Tucson as the mailing city.

One genuine advantage of large-lot Tanque Verde properties: many have no HOA, which means the county permit is often the only approval required. No architectural review committee in the schedule is worth several weeks.

I'm on septic. Can I add a bathroom or a casita?

Often yes, but the septic system has to be evaluated first for the additional fixture load. Depending on its age, capacity and how the soil percolates, it may handle the addition, need expansion, or need replacement.

It is a feasibility question we answer before design, because septic expansion can be a substantial line item and it is far better known at the start than discovered at permitting. It rarely stops a project; it regularly changes a budget.

My house has been added onto several times. Is that a problem?

It is a very normal Tanque Verde situation and entirely workable — it just means the survey matters more than usual.

We look for where roof planes meet and whether those junctions are flashed properly, whether slabs sit at consistent levels, what eras of electrical are present, and whether previous additions were permitted. Unpermitted historic work sometimes needs resolving before new permits issue, which is much better known at the start.

Can you build near a wash?

Sometimes, subject to setbacks and Pima County's floodplain regulations, which govern development near watercourses.

Beyond the regulation there is the practical reality: Tanque Verde washes carry serious volume when a monsoon cell sits over the Rincons. Where an addition or casita can safely go is determined by both the rules and the water, and we look at both at feasibility.

Do you work on barns, workshops and outbuildings?

Yes. Outbuildings are a substantial part of Tanque Verde work — barns, tack rooms, workshops, garages and guest quarters.

Converting an outbuilding into habitable space is a real option and frequently good value, since the structure exists. It needs insulation, conditioned air, egress, proper electrical and usually plumbing, plus septic evaluation if it will have a bathroom. It is a permitted project, not an informal one.

How much does remodeling cost in Tanque Verde?

Standard Tucson ranges apply to the interior work — kitchens $28,000–$175,000, bathrooms $18,000–$120,000, whole-home $125–$250 per square foot.

What varies here is site: septic evaluation or expansion, longer utility runs on large parcels, wash setbacks, and caliche excavation for any new footings. We survey and soil-test before quoting so those sit in the contract rather than arriving as change orders. Full detail on the cost guide.
