Predictable houses, predictable projects

Rita Ranch is one of the easier parts of the metro to remodel, and that is a compliment. The housing is 1990s through 2010s master-planned tract construction — consistent framing, consistent floor plans, sound systems, and very few surprises behind the drywall.

It also means we have worked on your floor plan before. When a subdivision builds several hundred homes from a handful of plans, the cabinet runs, the plumbing wall positions, the attic access and the electrical layout are known quantities. That predictability translates directly into more accurate quotes and shorter schedules.

What Rita Ranch homes want at this age is a finishes update — original builder cabinetry, laminate counters and standard-grade fixtures reaching the end of their useful life — plus the two changes that most improve these plans: opening the kitchen to the great room, and turning a gravel backyard into an outdoor room with real shade.

Two things to establish early on any Rita Ranch project: the slab is very often post-tension, which governs whether plumbing can move, and HOA architectural review applies to most exterior work.

Permitting in Rita Ranch

Rita Ranch sits within the City of Tucson, so permits come from City of Tucson PDSD — unlike Vail immediately to the southeast, which is unincorporated Pima County. The boundary matters and is not always where people assume.

HOA architectural review applies across most Rita Ranch communities and is separate from the building permit. Exterior changes — patio covers, ramadas, stucco colour, hardscape, casitas — typically need committee approval, commonly adding four to twelve weeks.

Homes built from the mid-1990s onward frequently sit on post-tension slabs. Relocating a sink, toilet or shower drain requires scanning to locate the tensioned cables and an engineer's sign-off before any cut. Occasionally the honest answer is that the plumbing stays put.

As a City of Tucson address, casitas here fall under Arizona's HB 2720 and are permitted by right up to 1,000 sq ft — subject to HOA covenants, which frequently restrict them.

Remodeling in Rita Ranch

Twenty-year-old builder finishes

Original cabinetry with failing hinges and drawer slides, laminate or entry-level granite counters, builder carpet, and standard-grade fixtures. Clean, predictable projects with sound structure behind them — a kitchen refresh here runs $28,000–$55,000 and a full remodel with new cabinetry $55,000–$95,000.

Opening the kitchen

The single change that most improves these floor plans. Many Rita Ranch plans have a half-wall or a full wall separating kitchen from great room, and removing it transforms how the house lives. Whether it is structural determines the cost — $6,000–$25,000 for a bearing wall with beam, posts and footings.

Post-tension slabs

Standard in this era of construction and the single most important thing to establish before designing a kitchen or bathroom here. The slab contains steel cables under tension; they must be located by scan and any cut engineered. It does not make plumbing relocation impossible, but it does make it a scanned, engineered, priced item rather than an assumption.

Gravel backyards and full sun

Rita Ranch sits on open ground in southeast Tucson with little natural shade and real wind exposure. Backyard projects start with a ramada or engineered pergola, then turf or pavers, then the outdoor kitchen. Built in that order the space is usable eight months a year; built the other way round it is usable in March.

Rita Ranch Questions

Rita Ranch remodeling FAQ

Is Rita Ranch in the City of Tucson or Pima County?

Rita Ranch is within the City of Tucson, so permits are issued by City of Tucson PDSD.

This surprises people because Vail, immediately to the southeast, is unincorporated Pima County under a different department with different rules. The boundary is not always where residents assume, and it affects permitting, casita rules and review times — so we confirm the jurisdiction for your specific address before quoting.

What is a post-tension slab and why does it matter?

A post-tension slab contains steel cables tensioned after the concrete cures, which strengthens the slab and reduces the amount of steel and concrete needed. It became common in Tucson tract construction from the mid-1990s onward, which covers most of Rita Ranch.

It matters because you cannot cut into one without first locating the cables by scan and having the cut engineered — cutting a tensioned cable is dangerous and expensive. Any kitchen or bathroom project that relocates a sink, toilet or shower drain has to account for this. We establish which slab you have at design, not during demolition.

Can I remove the wall between my kitchen and living room?

Usually, and in Rita Ranch floor plans it is frequently the change that most transforms the house.

Whether it is a half-wall or a full one, the first question is structural. A non-structural stud wall is straightforward. A load-bearing wall needs a properly sized beam, posts and footings designed by an engineer and permitted — budget $6,000–$25,000 for the opening depending on span and what is above it.

Do I need HOA approval in Rita Ranch?

For exterior work, almost certainly. Most Rita Ranch communities are HOA-governed and architectural review is required for patio covers, ramadas, stucco colour, hardscape, landscape material and casitas.

It is a separate approval from the City of Tucson building permit, running on its own timeline of typically four to twelve weeks. Interior work generally does not require it. We submit to both in parallel.

Can I build a casita in Rita Ranch?

As a City of Tucson address, yes in principle — Arizona's HB 2720 requires Tucson to permit ADUs by right up to 1,000 square feet, with no owner-occupancy requirement and no additional parking.

The practical obstacle in Rita Ranch is usually HOA covenants, which frequently restrict accessory dwellings, second kitchens or rental use — and state law binds municipalities rather than private covenants. Read your CC&Rs first. Lot coverage limits can also bind on smaller Rita Ranch parcels. See our casita page.

How much does a kitchen remodel cost in Rita Ranch?

A refresh keeping existing cabinets runs $28,000–$55,000. New semi-custom cabinetry in the same footprint runs $55,000–$95,000. A full remodel with wall removal and relocated plumbing runs $95,000–$175,000.

Rita Ranch projects tend to price accurately because the floor plans are known and there is little hidden behind the walls. The main variable is whether plumbing moves — which on a post-tension slab means scanning and engineering on top of the concrete work.
