Built in waves, ageing in waves

Marana is among the fastest-growing towns in Arizona and its housing stock records that growth precisely: concentrated bursts of construction, each with its own build-date finishes, appliances and design conventions.

The practical consequence is that Marana homes age on a shared clock. Continental Ranch, built largely through the 1990s, is now thirty years old — original kitchens, original glazing, original water heaters, and finishes that read unmistakably as their decade. Gladden Farms and Saguaro Bloom are a wave behind. Dove Mountain runs newer and more custom.

If your neighbours are remodelling, it is generally because your house is the same age as theirs and has the same list. That is useful information rather than peer pressure: it means the trades know your floor plan, the scope is predictable, and the budget is easier to get right the first time.

The second Marana constant is the backyard. Lots here are generally generous by metro standards and the views across the Santa Cruz flats to the Tortolitas are worth building toward — which is why a large share of our Marana work is outdoor: ramadas, outdoor kitchens, turf, pavers and sport courts rather than kitchens and bathrooms alone.

Permitting in Marana

Marana is an incorporated town with its own building and planning department. Permits are issued by the Town of Marana, not by City of Tucson PDSD and not by Pima County.

HOA architectural review applies across most Marana communities — Continental Ranch, Gladden Farms, Saguaro Bloom, Dove Mountain and their neighbours — and is a separate approval from the building permit, typically adding four to twelve weeks for exterior work.

Backyard work draws more permitting attention here than people expect: patio covers and ramadas require building permits and must be engineered for monsoon wind uplift, block walls and fences require permits for zoning review, and connecting a new driveway to a public street requires a right-of-way permit.

The regional outdoor lighting code applies, so landscape and outdoor-kitchen lighting must be shielded and within lumen limits.

Local Knowledge

Remodeling in Marana

Continental Ranch and the 1990s wave

Thirty-year-old kitchens, builder-grade cabinetry that has reached the end of its life, original single-pane or early dual-pane glazing, and water heaters and HVAC at or past expected service life. These are predictable, well-understood projects — and the point where a whole-home approach usually beats doing one room a year for five years.

Gladden Farms, Saguaro Bloom and the newer builds

Newer construction, sound systems, and clients who are generally after upgrade rather than replacement — better cabinetry, stone in place of laminate, opening the kitchen to the great room, and proper outdoor living. Post-tension slabs are common, so plumbing relocation needs scanning and engineering.

Wind exposure across the flats

Marana sits on open ground along the Santa Cruz corridor and takes monsoon outflow winds with less shelter than the foothills communities. It matters for anything built outdoors: ramadas, pergolas and shade structures need engineered footings and uplift-rated connections, not surface-mounted posts. We build and permit them accordingly.

Big lots, big backyards

More of our Marana work happens outside the house than inside it. Turf, pavers, sport courts, ramadas, outdoor kitchens and drainage — the last of which matters here, because every square foot of new hardscape is a square foot that no longer absorbs an inch of monsoon rain in an hour.

Marana Questions

Marana remodeling FAQ

Who issues permits in Marana?

The Town of Marana, through its own building and planning department. Marana is incorporated, so it is not under City of Tucson PDSD or Pima County Development Services.

Requirements, fees and review times are the town's own. We file with Marana and, where an HOA is involved, submit for architectural review in parallel so the two approvals overlap.

My neighbours are all remodeling. Should I?

It is worth a free consultation, and not because of appearances. Marana subdivisions were built in concentrated phases, so homes in a neighbourhood share a build year — and therefore share the same cabinetry, the same glazing, the same water heater and the same HVAC install date.

If houses around you from the same phase are hitting the same list, yours is running on the same clock whether or not anything has failed yet. The advantage is predictability: we know these floor plans and these budgets well.

How much does a backyard transformation cost in Marana?

It depends entirely on scope. Artificial turf runs $14–$26 per square foot installed with proper base and drainage; paver patios $16–$30 per square foot; an engineered ramada $18,000–$55,000; and an outdoor kitchen anywhere from $12,000 for a compact build-in to $70,000+ for a full setup with sink and refrigeration.

Doing hardscape and outdoor kitchen together is meaningfully cheaper than doing them separately — one mobilisation, one trenching operation, one set of utility runs. See outdoor living and concrete and landscaping.

Will a remodel satisfy my Marana HOA?

For interior work, HOA approval generally is not required at all. For exterior work — stucco colour, roof tile, patio covers, ramadas, hardscape, landscape material, casitas — architectural review is a separate approval from the building permit and is required across most Marana communities.

It typically adds four to twelve weeks and committees do request changes. We prepare complete submissions with elevations, material samples and colour references, which is what determines whether it clears on the first pass.

Do shade structures survive Marana's monsoon winds?

Properly engineered ones do. Marana sits on open ground along the Santa Cruz flats with less natural shelter than the foothills, and monsoon outflow winds routinely reach 40–60 mph with higher gusts.

The failure mode on shade structures is almost always the footing or the connection rather than the structure itself, which is exactly what engineering and permitting address. Kit pergolas and shade sails on surface-mounted posts are the ones that end up in a neighbour's pool.

Do you build additions and casitas in Marana?

Yes to both. Additions run $250–$450 per square foot depending on type, and the key early questions are lot coverage, setbacks and HOA architectural standards.

For casitas, Marana's population sits below the 75,000 threshold in Arizona's HB 2720, so the town's own zoning governs rather than the state ADU mandate — and HOA covenants in most Marana communities restrict accessory dwellings regardless. We check both before design. See home additions and casitas and ADUs.
