Why this is different here

South Tucson is a separately incorporated city of roughly one square mile with its own building department, and it holds 1920s to 1940s adobe and early masonry housing that behaves nothing like modern construction. Both facts routinely catch out contractors from elsewhere in the metro.

Why does adobe need different materials?

Because adobe manages moisture by letting it move through the wall and evaporate. That is not a flaw in the material, it is how it works.

Cement stucco and modern acrylic paints are effectively impermeable. Applied over adobe, they seal the wall. Moisture that gets in from rain, from the ground, or from a plumbing leak then has nowhere to go, so it stays in the wall and degrades the adobe from within.

The damage is invisible from outside until it is substantial, which is why so many of these houses look fine and are quietly failing. By the time it shows, the repair is structural rather than cosmetic.

The correct materials are breathable: lime-based renders and mineral paints. This is the single most important thing to get right on one of these houses, and it is the thing most often got wrong.

Who issues permits in South Tucson?

The City of South Tucson. It is a separately incorporated city, entirely surrounded by Tucson but independent of it, with its own government and its own building department.

Not City of Tucson PDSD. Not Pima County. Contractors from outside the area assume otherwise routinely, and it is the first thing that has to be established on any project here.

Because much of the housing predates modern codes, remodeling frequently triggers upgrade requirements for electrical, egress and smoke detection once the work reaches a certain scope. That is a budgeting item rather than an obstacle, but it belongs in the conversation on day one.

What does restoration work involve?

The honest sequence on a house of this age puts the systems and the envelope before anything that shows.

Knob-and-tube or early cloth-sheathed wiring, galvanised supply lines, minimal insulation and heating and cooling added piecemeal over decades are all common. In houses of this age the systems budget is frequently the larger share of the project, and it should be.

Then the envelope: removing impermeable coatings where they have been applied, repairing the adobe with compatible material, and re-rendering in lime so the wall can dry.

Only then the finishes. A beautiful kitchen in a house with 1930s wiring behind the plaster is money spent in the wrong order.

Can you add on to a South Tucson house?

Sometimes, but lot coverage limits on these compact parcels frequently restrict how much footprint can be added.

The better strategy here is usually reconfiguring the space that exists: opening up interior circulation, reworking a kitchen, converting a porch or a detached garage. We assess lot coverage at feasibility so the conversation starts from what is actually possible rather than from a plan that cannot be permitted.

South Tucson Questions

Adobe & Historic Restoration in South Tucson — FAQ

Is South Tucson part of the City of Tucson?

No. South Tucson is a separately incorporated city of roughly one square mile, entirely surrounded by Tucson but with its own government and its own building department.

Permits come from the City of South Tucson, not City of Tucson PDSD and not Pima County. It is the first thing to establish on any project here.

Why is cement stucco bad on adobe?

Because it seals a wall that has to breathe. Adobe handles moisture by letting it pass through and evaporate, and cement stucco and acrylic paints are effectively impermeable.

Trapped moisture degrades the adobe from within, invisibly, until the damage is serious. The remedy is removing the impermeable layer and re-rendering with a breathable lime-based system.

Are adobe houses worth restoring?

If you want what they offer, yes. The thermal performance is genuinely superior in a Tucson summer: the wall mass absorbs heat through the day and releases it overnight, so the house is measurably cooler on an August afternoon than a frame house of similar size.

Go in expecting the systems budget to be the large number, and expecting to spend on things nobody will ever compliment you on.

Can you rewire an adobe house?

Yes, but not the way you would rewire a frame house. You cannot chase a cable through adobe the way you can through studs.

New circuits get surface-mounted in conduit, routed through ceilings and floors, or chased into the wall at real cost. Expect 30 to 60 percent more than the equivalent frame house, and expect it to be planned room by room rather than priced per outlet.
